[Company name], a [property management company / housing association / commercial property / school or clinic with its own caretaker service] in [city], is looking for a caretaker starting [date] for the ongoing upkeep of [number] residential or commercial units, [X] hours per week.

Mission

As a caretaker, you make sure [property name] works, stays safe, and looks well maintained. You handle minor repairs yourself, keep outdoor areas and common spaces in good order, coordinate outside contractors for bigger jobs, and act as the first point of contact on site for tenants or building users. Anything that requires an Elektrofachkraft under DGUV Vorschrift 3 gets passed on to [an external electrician / the in-house Elektrofachkraft].

Key responsibilities

  • Minor repair and maintenance work done in-house: [locksmith, painting and simple plumbing work, e.g. sticking doors, repainting the stairwell, replacing seals].
  • Upkeep of outdoor areas and common spaces: [garden care, cleaning the stairwell, checking the bin area] on a fixed walkthrough schedule.
  • Winter service under the municipal snow-clearing ordinance (Räum- und Streupflichtsatzung) for [pavements, driveways, entrance areas], including documenting each round completed.
  • Getting quotes and coordinating outside contractors for [electrical, heating, roofing or larger plumbing work], including scheduling and signing off the work on site.
  • Managing keys, transponders or access codes for [the property/properties], including a log of what's been issued.
  • First point of contact for tenants or building users on faults, complaints or safety issues, escalating to [property management / facilities / senior management] where needed.
  • [If applicable] Filling in for the cleaner on short notice, without cleaning becoming a core part of the role.

Profile

  • Must-have: a solid practical grounding from training or several years of hands-on experience ([e.g. locksmith, painting, plumbing or gardening]); a clear sense of the limits of your own skills and legal authority, especially around electrical work; a Class B driving licence; willingness to be on call for [winter service / emergencies].
  • Nice-to-have: [2 to 8] years' experience in a comparable role (caretaking, facilities management, a trade); experience with direct tenant or building-user contact; basic knowledge of [heating or plumbing systems].
  • Disqualifying: willingness to carry out electrical work without Elektrofachkraft qualification; careless handling of keys or access credentials; unwillingness to be on call where that's part of the role.

What we offer

  • Pay: [€2,900-3,700] gross per month depending on experience and the amount of skilled-trade work involved, benchmarked against the [Wohnungswirtschaft collective wage agreement, where applicable].
  • [Where available] Staff accommodation (Dienstwohnung) on site at a reduced rate under § 8 Abs. 2 Satz 12 EStG, kept legally separate from the employment contract.
  • Model: [full-time or part-time, X hours per week, based at the property/properties in [city]].
  • Benefits: [tools and workwear provided, company vehicle or travel allowance, training budget, company pension].
  • Stack: [maintenance or ticketing software, digital key management, winter-service documentation via app or form].
