At the lower end sits the classic caretaker role at a smaller property-management firm or commercial property with no collective-bargaining coverage, often close to the StepStone median of €32,600 gross per year (range €28,000-38,100). At the upper end sits the role at larger housing associations: the collective wage agreement for employees in the German housing sector (Wohnungswirtschaft, between BID, ver.di and IG BAU) explicitly distinguishes two cases: a caretaker (Hauswart/in or Hausmeister/in) without additional skilled-trade work falls into wage group III (Lohngruppe III, €3,325 gross per month from 1 January 2026, around €39,900 per year), while a caretaker who also does skilled-trade-adjacent work falls into wage group IV (Lohngruppe IV, €3,685 gross per month, around €44,220 per year), each plus an annual bonus payment of 50% in the first year of employment and 100% from the second year onward.
