This range covers two distinct market segments that run under the same job title. At the lower end sits the classic caretaker role at a smaller property-management firm or commercial property with no collective-bargaining coverage, often close to the StepStone median of €32,600 gross per year (range €28,000-38,100). At the upper end sits the role at larger housing associations: the collective wage agreement for employees in the German housing sector (Wohnungswirtschaft, between BID, ver.di and IG BAU) explicitly distinguishes two cases: a caretaker (Hauswart/in or Hausmeister/in) without additional skilled-trade work falls into wage group III (Lohngruppe III, €3,325 gross per month from 1 January 2026, around €39,900 per year), while a caretaker who also does skilled-trade-adjacent work falls into wage group IV (Lohngruppe IV, €3,685 gross per month, around €44,220 per year), each plus an annual bonus payment of 50% in the first year of employment and 100% from the second year onward. This collective agreement is not generally binding (nicht allgemeinverbindlich) and only applies if the employer is bound by it or the employment contract refers to it.
