The Role

We're hiring a Paid Media Specialist to own hands-on execution of our paid and lifecycle campaigns. Right now paid search, social, and landing page testing compete for time with list building and campaign strategy at the Head of Growth Marketing level — this role takes ownership of running and scaling what's already live (Google, Microsoft, Meta, LinkedIn, and ChatGPT/GPT Ads) and building out channels we haven't tackled yet, including Reddit.

This is an individual-contributor role: you report to the Head of Growth Marketing and work alongside teammates covering campaign operations and HubSpot, content and social, and design and landing pages — a specialist peer to that group, not a manager, with no direct reports of your own. You'll be in the ad accounts and the CRM every day.

Tasks

Must-Have

  • Paid campaign execution across channels. Build, launch, and manage campaigns on Google Search, Microsoft (Bing) Ads, LinkedIn Ads, Reddit Ads, and ChatGPT/GPT Ads — keyword and audience structure, bidding, budget pacing, ad copy, and troubleshooting.
  • Optimization. Own the weekly optimization cycle: search-term mining, negative keywords, bid and budget adjustments, audience refinement, and creative refresh, judged against CPL, cost-per-demo, and conversion-rate targets.
  • Landing page A/B testing. Run structured tests on our per-integration and evergreen landing pages (headlines, form length, CTAs, layout) and turn results into a testing roadmap rather than one-off experiments.
  • Scaling what works. Take campaigns from small validation budgets to full scale once they clear our conversion thresholds, and know when to hold, kill, or reallocate spend.
  • Reporting. Maintain accurate, current reporting on spend, leads, and demos booked across every channel; flag under- and over-performance proactively rather than waiting to be asked.
  • Clean data into HubSpot. Make sure your campaigns communicate correctly with HubSpot — accurate UTMs, tracking, and lead source attribution — so reporting and sales handoff stay reliable. HubSpot itself is owned by another team member; you need to know your way around it, not administer it.
  • Cross-functional execution. Coordinate with the teammates who own creative, landing pages, and list/CRM handoffs so campaigns launch without bottlenecking on any one person.

Nice-to-Have

  • Experience with email automation or lifecycle/nurture platforms (we run HubSpot workflows today and are evaluating cold outbound tooling like Clay, Instantly, and Skylead).
  • Experience in property management, real estate, or another vertical B2B SaaS market with a similarly niche, non-technical buyer.
  • Familiarity with conversion tracking setup (pixels, UTM schemas, GA4/CRM attribution) rather than relying on platform-reported numbers alone.
  • Experience working directly with a founder-led or small in-house team, where you're building process as much as running campaigns.

Requirements

  • 3-4+ years running paid campaigns hands-on, ideally in a B2B or SaaS environment where you owned execution end to end, not just strategy.
  • Proven, platform-level experience across Google Ads and Microsoft (Bing) Ads, plus at least one of Meta, LinkedIn Ads, or newer AI-search ad platforms (ChatGPT/GPT Ads, Perplexity, etc.) — you can build a campaign from scratch in each without a ramp-up period.
  • Working knowledge of Reddit Ads, or the ability to pick it up fast — we're actively expanding into it.
  • Comfortable working inside HubSpot day to day — enough to keep your campaign tracking, UTMs, and lead source data clean. You won't own the CRM, but you need to know your way around it.
  • A track record of running landing page A/B tests and turning results into decisions, not just running tests for their own sake.
  • Comfort scaling a campaign from a small test budget to a meaningful spend level, with the judgment to know when performance justifies it.
  • Strong reporting instincts: you can build and maintain a clean weekly or monthly performance view without being asked, and you know the difference between noise and a real trend.
  • A bias toward ownership and execution speed — this role is built to free up strategic bandwidth elsewhere on the team, so you should be someone who runs with a channel and doesn't need to be managed closely, even without direct reports of your own.
